Choose A Sales Representative
While it is possible to find your next home on your own, you may not realize that you can get the help of a professional sales representative - at no cost to you. The total cost of the commission payable upon the sale of the property is the responsibility of the seller - from the proceeds of the sale. The commission is divided between the sellers Realtor and your own Realtor.
The assistance of a sales representative can be a real benefit to you. Not only in terms of knowledge and experience, but also through ready access to home listings and market information. You will get the highest level of service as you search for your new home.
Your Realtor will:
- Help you establish what you can afford and help you obtain a Pre-approved Mortgage.
- Help you determine your need and the features you will want to look for in a home.
- Recommend areas and neighbourhoods for your consideration.
- Inform you of current market conditions as you search for your new home.
- Register you on our Profile Match Computer System, which will continuously match you to compatible properties until the right home is found.
- Assist you with aspects of your offer to purchase.
- Assist you with details involved in closing the sale.
Buying A Home
Buying a home should be an enjoyable and exciting experience. The following is an outline of the things you should do and be aware of to make sure your home buying experience is one you will remember fondly.
- What are your needs? First you need to determine the location, style and cost.
- What can you afford? Know how much you are able to spend, if you will be placing a mortgage on the property it is always best to get pre-approved before you start looking. Contact your financial institute or ask your realtor to recommend a mortgage broker
- Your choice of location depends primarily on where you work and your family life style.
- What kind of home are you looking for? What requirements do you need, such as number of bedrooms, bathrooms, parking etc.
- When you are ready to start shopping for your home, I strongly recommend that you enlist the services of a Realtor.
The following activities outline the support I (or whichever realtor you select) give buyers that I am working with:
- When shopping for your home, I will try to show you homes that are a close match for your buying criteria.
- Try to keep details on the properties that you view. I will give you an information sheet about the home, and I suggest you note the Pro’s and Con’s of any properties that may be of interest to you.
- When you have found the property that you want to buy, I will then write up an offer to purchase and have the offer presented to the homeowner.
- I will negotiate this transaction for you. Sometimes the offer may be countered back and forth until all parties involved are satisfied.
- If your offer to purchase has any conditions attached to it, (ie. Financing, home inspection, etc.) I will help you with these arrangements.
- Once all your conditions on the offer are satisfied, I will get you to sign a notice stating this, and it is on to the next step.
- I will make sure all the proper documents are forwarded to your lawyer. Your lawyer will be in contact with you to meet him/her to sign documents, as well as to provide any additional monies to close the transaction.
- I will arrange for you to do a walk-through of the property, usually on the morning of your possession date, so you can make sure everything is ok.
- Possession is at 12:00 Noon on the completion date, you will then be given the keys to your new home.
